When building or renovating a home in Naples, Florida, the process can quickly become overwhelming — especially if you are unfamiliar with local contractors, regulations, and construction best practices. That is where Nello’s owner’s representation service comes in.
What the service is
We act as your advocate from concept to completion. Not the builder, not the designer — the person on your side of the table whose only interest is your project. Most of our owner’s representation clients are buying or building in Southwest Florida from somewhere else, and they are being asked to make expensive decisions about a market they have never worked in.
Where we actually save money
Contractor selection. We know who is good, who is busy, and who is bidding low to win and make it up in change orders.
Contract negotiation. The allowances, exclusions and change-order clauses are where the money moves. Most owners sign them without reading the parts that matter.
Budget and schedule management. We track the real numbers against the original budget monthly, not at the end.
Construction monitoring. We walk the job, check the work against the drawings, and verify compliance with Collier and Lee County code before it is covered up. Work caught early is a conversation; work caught late is a repair.
What it is worth beyond the money
Fewer decisions land on you, fewer surprises arrive by email, and someone who has done this several hundred times is reading the same documents you are. For an out-of-state owner who cannot be on site every week, that is most of the value.
Who it suits
Owners building a house in Naples, Bonita Springs, Marco Island or Fort Myers with a builder already selected; owners buying a property that needs significant renovation; and owners who have an architect and want someone independent watching the construction.
