Nello Build is a licensed general contractor based in Naples. We build commercial and residential projects across Collier County, priced cost plus a fee on the open book method, with an architect inside the company.
The company behind it, Nello Construction, was founded in 1952 and completed over a billion dollars of work in the Pittsburgh area: courthouses, high schools, university buildings, a soccer stadium, museums, churches, distilleries and houses. After 2020 the family moved operations to Florida and formed Nello Build. Gino Torriero, who ran that company as CEO, runs this one and is on every Naples job himself.

Why open book matters in this market
Naples construction prices are among the highest in Florida. The Florida Building Code’s wind and flood requirements, a tight subcontractor market, season, and material logistics all push cost up, and a lump-sum contract hides where the money goes. On our jobs you see every subcontractor bid before it is accepted and every invoice before it is paid. Our fee is agreed at the start and does not change. If a bid comes in high, you see it and we source another.
Gino sources subcontractors personally rather than working from a fixed list, and thirty years on the contractor’s side means knowing which bids are padded and what a change order should cost. That is the main thing you are paying for.
Design-led when you want it
Mali Torriero, AIA, is a registered architect and part of the company. Two of the houses she designed won Pittsburgh Home of the Year. When design and construction sit under one roof, the drawings are priced as they are drawn, and the argument between architect and builder that inflates most projects never starts. If you already have an architect, we build from their documents and coordinate directly.

How does cost plus a fee, open book, actually work?
You see every subcontractor bid and every invoice. The construction cost is what it costs; our fee is agreed at the start and does not move. There is no markup hidden in a lump sum and no incentive for us to let the cost drift, because the fee is fixed regardless.
Are you licensed in Florida?
Yes. Nello Build holds Florida Certified General Contractor license CGC1536213, which permits commercial and residential construction of any size anywhere in the state.
What size of project do you take on in Naples?
Commercial and residential, from a tenant fit-out or a house addition to new construction. In Pittsburgh the company built jobs from $5,000 to $100 million; the same team now works in Collier and Lee Counties.
