Insurance-funded rebuilding is where a lump-sum contract does the most damage, because the owner cannot see where the settlement went. On our jobs every subcontractor bid and every invoice is visible before it is paid, and the fee is fixed at the start. When the money is tight and the scope is being argued with an adjuster, that transparency is worth more than any discount.
Rebuilding is also the moment to build properly for the next storm: current wind-borne debris protection, correct flood elevations, roof-to-wall connections that meet today’s code rather than the code the house was built under.
