Why the schedule is set before construction starts

Construction speed is rarely the constraint. Each step waits on the one before it: landlord review of the drawings, permit submittal to the county or city, long-lead equipment such as HVAC units and commercial kitchen gear, then inspections in sequence. Miss the order and weeks disappear that no crew size recovers. Season compresses it further; a restaurant opening for the winter has to be under construction well before it, and hurricane season sits in the middle of the calendar.

Where the money goes on a fit-out

Tenants budget for what they can see: flooring, millwork, lighting, paint. The cost usually sits behind the walls. Mechanical capacity, electrical service, plumbing routing, restroom accessibility and life-safety work triggered by a change of use are the line items that move the number. On an open book job each of those is bid separately and you see every bid. If the mechanical number is high, you know it before it is accepted, and we source another.

Restaurants, food halls and distilleries

Smallman Galley in Pittsburgh was a food hall with five independent kitchens. Quantum Spirits was a working distillery fit-out with a tasting room. Restaurant and hospitality work has the hardest mechanical and health-department requirements of any fit-out, and the most equipment on long lead times. It is the work where getting the sequence right matters most.

Offices, medical and retail

Proud Company’s corporate offices were a major renovation of an older building. PNC Bank was ground-up retail banking. Medical suites add their own layer: imaging shielding, medical gas, higher air-change rates, and accessibility that goes beyond the base code. We have built all of it.

How long does a tenant fit-out take in Southwest Florida?

It depends on scope, the landlord’s review and the building department. The schedule is set by a sequence, not by construction speed: landlord approval, permit, long-lead equipment, then inspections. We set that sequence out in writing at the start, with the real dates.

What drives the cost of a fit-out?

Usually the systems you cannot see: mechanical capacity, electrical service, plumbing routing, restroom accessibility and life-safety work triggered by a change of use. Finishes are the visible cost and rarely the largest one. On an open book job you see each of those line items bid separately.

Can you work with the landlord’s contractor requirements?

Yes. Most landlords require an approved contractor, specific insurance and a review of the drawings. Reading the lease and the landlord criteria before pricing is the first step on every fit-out.

Do you have your own architect for the drawings?

Yes. Mali Torriero, AIA, is part of the company, and commercial interior alterations in Florida generally require sealed drawings. If you already have a designer, we build from their documents.
