The usual sequence, and why it costs money
An owner hires an architect, spends months on a design, then takes it to contractors and finds out it costs forty percent more than the budget. Now the design is redrawn, the schedule has slipped, and the goodwill is gone. Nobody in that sequence did anything wrong. The sequence itself is the problem.
What we do instead
Instead of choosing between a general contractor who manages both design and budget, or hiring an architect first, you get both with us. We start with your goals and your budget and work toward them together. Mali Torriero is a registered architect; Gino has spent thirty years running construction. The design is priced continuously, by the people who will build it.
Cost plus a fee, open book
Every project runs cost plus a fee, on the open book method. The fee is agreed at the start, and everything underneath it is visible: each subcontractor bid we receive, each invoice as it comes in, each material cost. You are not reading a single lump sum and hoping it was built honestly.
That visibility is the point. When the books are open, a better price found in the field lands in your column rather than ours, so finding it is in everyone’s interest. Gino’s own work on a project is largely this: sourcing the subcontractors who give the best value in Southwest Florida, where the same scope can draw bids wildly far apart.
Few projects at a time
By focusing on a small number of projects at once, Gino and Mali stay personally on each one. That is a deliberate limit on how much work we take, and it is the reason the service works.
