Marco Island is the southern end of our working area and the most demanding place in it to build. Everything is coastal, almost everything is in a high-hazard flood zone, and the City runs its own building department. Nello Build works there from our Naples office, 45 minutes up Collier Boulevard, on new houses, whole-house renovations and the occasional commercial fit-out.

What the island demands

First-floor elevation is set by FEMA and the City before a plan is drawn, and it governs the whole section of the house: garage and storage below, living above, and how the two connect. Openings need impact glazing or shutters rated for the wind zone. Seawalls, docks and boat lifts are their own permits and their own trades, and a canal-front lot rarely has room for a crane, so the sequence of pours, framing and deliveries is planned around what can actually get to the site.

None of this is exotic to us. It is simply what building on a barrier island in Southwest Florida is, and the difference between a smooth job and a painful one is whether the contractor budgets and schedules for it up front.

Open book, cost plus a fee

Every Nello Build job is priced the same way. The construction cost is the real cost, visible to you down to each subcontractor bid and each invoice. Our fee is fixed at the start. That matters more on Marco Island than almost anywhere, because logistics and specialist trades push costs in ways a lump-sum contractor covers with contingency you never see. Residential and commercial

Most Marco Island work is residential: new canal-front houses, gut renovations of 1980s and 1990s stock, and additions that raise a house to current flood and wind standards. Do you build on Marco Island?

Yes. Marco Island is one of the four places named on our homepage for a reason. It is a 45-minute drive from our Naples office, and Nello Build takes on both new houses and full renovations there under the same open book, cost plus a fee arrangement as everywhere else.

What is different about building on Marco Island?

Almost everything sits in a coastal high-hazard flood zone, so first-floor elevation, breakaway construction below it, and wind-borne debris protection are settled before design starts. Barge and boat lift work, seawall condition and canal access also enter the schedule and the budget early.

How does cost plus a fee, open book, work on an island job?
